How to Interview & Hire A Real Estate Agent…11 Must-Ask Questions!

Selling your house or buying new one is exciting, but it’s also a huge responsibility and you cannot trust your biggest asset or investment to just anyone. It’s important to interview your potential agent thoroughly to ensure the delivery of the services and results you deserve.

Below are 11 questions to ask an agent, along with HG Agents’ Lead REALTOR®, Mike Henry’s responses:
Are you full-time or part-time?

I have been a full-time REALTOR® since 2014. At HG Agents we have two additional full-time agents on our team and three additional full time agents joining us in spring 2018.

 
What are the steps you use to market listings and how will you market my home?

Our marketing system is tailored specifically to the unique selling environment we operate in today. Statistics show the smallest details count when it comes to getting the best price and terms for your home. We guide our clients through every necessary detail and tailor the plan to fit specific market needs.

What specifically does your online marketing process look like?

How much of your business is generated by referrals?

Building relationships, being service minded, and creating raving fans are very important to me and my team, which is why in 2017, the majority (77%) of our business was generated by referrals!

 
What references/testimonials can you provide?

We are always happy to provide testimonials. You can read some now by finding our ad in this month’s Neighbors Magazine. We’re happy to provide contact information for past clients should you wish to speak with them, with their permission of course.


What type of support staff do you have?

In addition to the agents on our team, we have a full time Marketing Coordinator and a Transaction Coordinator.

 
Will you service our listing personally or will it be an assistant?

I am always the primary contact and advisor for my clients.  That said, our team knows from experience that by working together we can achieve better and faster results. Our support staff works closely with me and the other agents on our team. When you hire one of us, you’re hiring our entire team and we can assure that someone is always available to show your home.

 
How will you keep me informed about progress?

We have regular contact with all of our clients. The frequency will depend on your preferences and what is happening with your listing. We are in touch daily during the ‘coming soon campaign’ and launch period.  Showing feedback is emailed as soon as it is received and we touch base weekly just to check in.  Finally, we provide regular marketing reports, as well as monthly market updates and comps for your listing.

 
Have you sold homes in my community? 

While we serve a large footprint in the Greater Cleveland area, my primary focus is around the Chagrin Falls and Kenston school districts. That said, our agents do serve many other cities and neighborhoods in and around Cleveland. I was raised in Chagrin schools and currently live in South Russell with my family, so I have an intimate knowledge of local neighborhoods. With more than $14,000,000 of total sales volume in 2017, I was the top producing agent out of 148 agents in our Keller Williams office.

 
Are you a “Real Estate Agent” or “REALTOR®”?

I am a REALTOR®, as are all of the licensed agents on our team. The difference is that a “real estate agent” is anyone licensed to help buy or sell property. A REALTOR® is also a member of the National Association of REALTORS®, requiring they hold a valid real estate license, be actively engaged in the real estate business, have no sanctions for unprofessional conduct, have no recent/pending bankruptcy, and abides by NAR’s Code of Ethics & Professional Standards.

 
Do you offer an "easy exit" listing so I can end our agreement if I am not satisfied?

Yes. We never want our clients to feel trapped in a contract and we do not believe in charging listing cancellation fees.

 

      Take your time, ask these questions, and consider the answers carefully! Many people are tempted to choose the agent who suggests the highest list price for their property. Hire a REALTOR® with whom you can communicate easily, who knows your area, who has a solid marketing plan, and is someone you trust to help you sell one of your largest assets.
